The CMA is a side-by-side comparison of homes recently sold and for sale in the same neighborhood and price range. It includes details like home type, bedrooms, baths, lot size, neighborhood, property condition, features and more. The goal is to estimate the market value based on past and pending sales and current listings.
How is a CMA created?
CMA's are generated from property data from your real estate agent's multiple listing service (MLS). It is accessible to licensed members like brokers, salespeople, and appraisers who pay dues to access data. It includes tax roll information, sold transactions, and listings. Listing agents use CMAs for sellers, and buyer's agents for their buyers, to understand current market conditions for comparable homes.
How accurate are CMAs?
CMAs provide a snapshot of the current market data. However, the market is constantly changing due to fluctuating prices and updated listings. CMAs are better suited to be used as tools along with the expertise of a real estate agent.

Are there price advantages?
According to the National Association of Realtors’ 2021 Profile of Home Buyers and Sellers, only 7% of homes sales were accomplished as for sale by owners (fsbo), and of those, 57% knew their buyers personally.
